St Johns Road Development Update

Jon Whitehouse kindly provided an excerpt from the next Essex County Council agenda regarding the St Johns Road development site as per the link below. It looks like we are still a distance from agreement with the county and district councils still to agree the deal along with the secretary of state.

The timetable then looks to be 4 years until the site will be completed but an interesting section reads “The general proposal from Frontier Developments is anchored by a Waitrose food store of 20,000 sq ft gross, a cinema of 10,000 sq ft, restaurants of 15,000 sq ft, hotel 20,000 sq ft, 35 residential units, together with 200 car parking spaces, all constructed on a multi storey format with main access off the High Street and service access off St Johns Road”

    Waitrose did a nice job of refurbishing a near derelict villa and incorporating it tastefully into the fabric of their store in South Woodford. Hopefully, they can do the same with the rather attractive old school buildings in St John’s Road.

    Hotel? Multi storey? Service access off St Johns? Are the lorries having to get across the mini roundabouts? It’s busy enough already with cars…..
    What happened to our quiet little town, it will be a city soon!

    Any development of Epping town centre must be in keeping with the market town’s historic heritage. I agree that supply lorries getting across the mini roundabout to access St.John’s Road would not be advisable, considering the road frontage of St. John’s Church with frequent weddings and funeral cars. We also need to protect the historic terraced cottages that front the pavement opposite the church. I also question why we need a hotel when the Bell Motel is less than 15 minutes walk from the town centre. We need homes not hotels on that site.

    Waitrose will be a great addition to Epping. All of their previous sites have been built sensitively to their surroundings and they are a wonderful employer. Will be a great boost for the local economy.

    Epping needs a swimming pool, love the idea of a a cinema , restaurants and , hotel It would be great for our company as the Bell Motel is not very nice.
